Founded in 1988, Colonial began in a modest plaza in Harker Heights, Texas with 1 home under management. Through 38 years of daily service to our clients, Colonial has grown to become one of the most influential management firms in Texas.

In 2024, Colonial recognized a pressing need for change in the industry, as evidenced by the largely ignored fact that over 50% of American landlords opt to self-manage their properties. This trend, they believe, stems from a simple yet critical issue: the average property manager prioritizes self-dealing over truly putting the client first. In response, Colonial made the bold decision to transform Colonial into America’s first property management company to adopt a Non-Profit model, a model that costs under 1/2 the amount of "discount" firms while still providing great service. Last year, Colonial's clients saved an estimated $1,680,000 in fees when compared to industry standard pricing.
