1 - Marketing & Inspecting The Home

We begin with a thorough inspection to identify any recommended repairs and notify you promptly. Once addressed, we quickly list the home on the rental market and begin scheduling showings for prospective tenants.

2 - Application Process

The tenant application process is essential for screening prospective renters. We verify that applicants earn at least three times the monthly rent, conduct credit and background checks, confirm employment, and contact their current landlord for a rental reference.

3 - Lease Signing & Move-in Day!

Our leasing team prepares a legally binding lease along with a customized tenant agreement for signing before key handoff. We remain flexible with move-in dates to accommodate tenants' changing schedules.

4 - Monthly Recurring Work

Each month, we handle rental disbursement and financial bookkeeping, review inspection reports for property condition and preventative maintenance, coordinate any necessary repairs, maintain relationships with affordable, reliable vendors, and address daily inquiries from tenants and owners.

5 - Renewal VS Non-Renewal of Tenants

If your tenant chooses to renew at your desired rental rate, that’s wonderful! If they decide to move out, we process their Notice to Vacate, provide move-out condition guidelines, and wait for key drop-off at our office.

6 - Vacancy Inspections and Makeready

After move-out, we conduct a thorough inspection to document any needed repairs or cosmetic work. Since we typically begin marketing the property a month before move-out, we move quickly—often with applicants already lined up.

7 - Deposit Reconciliation

The tenant’s Security Deposit Reconciliation must be completed and mailed within 30 days of move-out. It includes an itemized list of any deductions for repairs and typically a refund check for the remaining balance.

8 - Repeat

With the home ready for a new tenant, we repeat each step efficiently and professionally to ensure you maximize your rental income!
